Buying Your First Home in Western Washington: Where to Start

You do not need to have every answer before you start exploring homeownership. You need a clear picture of your finances, your priorities and the next step. I help first-time buyers throughout Western Washington, with a special focus on Skagit County, and offer guidance in English and Spanish.

Start with the payment that fits your life

Before you focus on a purchase price, think about the monthly amount you feel comfortable spending. Leave room for the rest of your life: transportation, childcare, savings and unexpected expenses. Ask your lender to explain the complete estimated payment, including taxes, insurance, mortgage insurance when applicable, and any association dues.

Your comfortable budget and the maximum amount a lender approves may be different. Use both numbers to make a deliberate decision.

Talk with lenders before you fall in love with a house

Explore loan options early and compare lenders. Ask what documents they need, what your estimated cash to close would be, and whether any assistance programs might fit your circumstances. Eligibility depends on the borrower, property and program. A preapproval is a useful starting point, not a promise that every property or final loan will be approved.

Separate must-haves from features you can change

Write down what your home must do for you. Consider your commute, layout, accessibility needs, parking and outdoor space. Then make a second list of preferences, such as paint colors or cosmetic finishes. This helps us compare homes consistently without letting beautiful listing photos make the decision for you.

Across Western Washington, evaluate each property individually. A city name or neighborhood label cannot tell you everything about a home, its condition or your day-to-day experience there.

Understand the offer before signing

We can discuss price, earnest money, inspection options, financing and the proposed closing timeline. Ask what each deadline means and what could happen if circumstances change. Your signed agreement controls your obligations and any rights to terminate; earnest money is not automatically refundable in every situation.

Keep asking questions through closing

Respond to lender requests, review the inspection information and read your closing documents carefully. The CFPB closing guide is a useful companion. An accepted offer is an important milestone, but there is still work to complete before you receive the keys.
